Buyer's Home Inspection:
At 3D Home Inspections, our mission is to provide you with a complete overview on the condition of the home you are planning to purchase. While a home may have beautiful curb appeal and check all of the boxes on your wish list, a thorough and professional inspection could uncover some faults and/or deficiencies that a homeowner should be made aware of prior to purchase. Deficiencies in the home could also be an important negotiating tool prior to closing.
Seller's Home Inspection:
More and more sellers are choosing to have a thorough inspection before or when they first list their home. First and foremost, you should have a home inspection for full disclosure. You will have demonstrated that you did all you could do to reveal any defects within the home. Second, you will save money and hassles by knowing now what your defects are, not after you have already negotiated a price and are faced with costly repairs discovered on the buyer's inspection.
Homeowner's Home Inspection:
Regular inspections of your house are an important part of home maintenance. 3D Home Inspections can help you become aware of all of the maintenance issues regarding your home. We will make recommendations for repairs so that your house will maintain its value in the market place.
Septic System Inspection:
3D Home Inspections is a Certified InterNACHI Septic System Inspector. We will provide an objective evaluation of the onsite wastewater treatment system based upon the inspector's experience and knowledge, an evaluation of each inspected component of the system and a conclusion about the system's condition. We will locate and test your septic system and inspect the Treatment Tank, Distribution System and Absorbtion area in accordance with InterNACHI's inspection requirements. Excavation equipment shall be provided at the client expense.
Mold Testing:
Molds are organisms that are found indoors and outdoors. They are part of the natural environment and play an important role in our ecological system by breaking down and digesting organic material. Molds are neither plants nor animals. The are part of the kingdom of Fungi. Inhalation exposure to mold indoors can cause negative health effects in some people. The Limited Mold Inspection is a fast and affordable way to confirm the existence of mold and, if possible, determine the type of mold present in a specific, defined area of the building. A Complete Mold Inspection is performed in accordance with the Mold Inspection Standards of Practice of the International Association of Certified Indoor Air Consultants.
Well Flow Test:
Homeowners who operate water wells rely on a strong, consistent flow rate to supply the water they need for the household. Performing a flow rate test before you purchase a home is a prudent step to ensure that the well produces adequately. The flow rate is the amount of water the well can produce in a given time, such as gallons per minute. The total flow that the well can sustain at a specific flow rate overtime is called the yield. 3D Home Inspections utilizes a state of the art instrument that accurately measures water pressure and flow rate.
Well Potability:
Ensuring that your water is safe to drink is very important to your health. Water can contain various contaminants which may be hazardous to humans and animals, so testing water is critical. A potability test will check the water for levels of bacteria, ph level, color, odor, hardness and commonly found elements such as nitrates and nitrites, iron, manganese, and sodium that may be in your water. It is very important that levels of the dangerous bacterium, E. Coli is not present in your water. We will provide you a complete water analysis from an accredited laboratory.
Home Energy Report:
It takes a lot of energy to heat, cool and operate a home. Most home buyers have no idea how much it will cost them to operate their home once they move in. Current home owners do not fully understand how much energy and, therefore, money is being wasted by their home. And if they did understand, neither home buyers nor homeowners would know what to do about it. A 3D Home Inspection "Home Energy report" will give buyers and home owners a quick understanding of: How much the home will cost to operate (once they move in), where energy (and, therefore, money) is being wasted in the home, and what can be done to save energy and increase comfort after they move in.
